Biomass Storage Barns: Building Standards & Fire Regulations in Scotland

As estate managers and large-scale agricultural holdings transition to sustainable heating, biomass wood chip storage has become a major capital investment. However, storing large, compressed piles of damp wood chips creates high risks of self-heating and spontaneous combustion. 1.0 The Risk Profile of Spontaneous Biomass Combustion

Spontaneous combustion in wood chip piles is triggered by biological and chemical reactions. When wood chips are piled with a moisture content of over 20%, micro-organisms thrive, rapidly generating biological heat. Once the interior of the pile reaches 50°C, chemical oxidation takes over, raising internal temperatures to ignition thresholds.

For this reason, biomass barns require highly calculated, continuous ventilation corridors to dump rising humid heat and prevent structural hotspot triggers.

2.0 Spatial Boundaries and Fire-Separation Walls

Under Scottish Building Standards (Technical Handbooks: Section 2.1), a biomass wood chip store is classified as an **unprotected hazard area**.

If the biomass barn is built within **15 meters** of an existing farmhouse, livestock unit, or neighboring structure, a fire-separation boundary wall is legally required. This wall must provide a minimum of **120 minutes of fire resistance (REI 120)**.
